Why Your Fence Contractor Must Understand Drawings and BQ

A rate is meaningless if the scope is misunderstood

QS teams often receive fencing quotations with a single rate per metre. The number may look competitive, but the real question is what that rate includes. Does it cover corners, end posts, changes in level, concrete footings, base plates, coring, gates, locking arrangements, earthing, removal of existing fencing and making good? If the contractor cannot read the construction drawings and Bill of Quantities properly, the quotation may contain gaps that surface later as variation claims.

Fencing is usually shown across several documents. The layout may be on a site plan, while post and footing details appear on a separate drawing. Finishes may be stated in the specification, and gate requirements may sit in the door or external works schedule. The BQ may provide quantities but not every interface. A professional fencing contractor must connect these documents and identify contradictions before award, not after materials have been fabricated.

Drawings reveal risks that a metre rate cannot

A fence line rarely runs across a perfectly flat, empty site. It may cross drains, retaining walls, kerbs, slopes, underground services or areas with different finished levels. Each condition affects post length, fixing method, panel stepping and foundation design. Corners and direction changes require proper termination and bracing. Vehicle and pedestrian gates introduce structural, hardware and access-control requirements. If these conditions are missed during tender, the initial price will not represent the actual work.

An experienced specialist also studies how the fence interfaces with other trades. Civil contractors may need to cast plinths or provide sleeves. Electrical contractors may need containment for an electric fence or access-control equipment. Landscapers require clearance and sequencing. The main contractor needs one party to flag these dependencies early so they can be incorporated into the programme and method statement.

BQ knowledge protects both the QS and the contractor

A clear quotation should state the measured quantity, product type, height, finish, post arrangement, foundation or fixing assumption and exclusions. It should distinguish straight fencing from gates, special corners and additional security toppings. This allows the QS to compare bids on the same basis. It also reduces disputes because both parties understand what is priced.

When information is incomplete, the correct response is not to guess silently. The contractor should raise a request for information, record a reasonable assumption or offer alternatives. For example, a fence fixed to a concrete wall may require chemical anchors and base plates, while a fence in soil may use cast-in footings. These are different scopes with different risks. A specialist explains the difference and prices it transparently.

Technical recommendations should suit the project

Not every site needs the same fence system. The right recommendation depends on security level, appearance, exposure, maintenance expectations, budget and programme. A competent contractor can explain when anti climb mesh is appropriate, when a standard welded security fence is sufficient, and when chain link, barbed wire, razor wire, gates or electric fencing should form part of the solution. The objective is not to sell the most expensive product. It is to meet the specification and avoid overspending on the wrong detail.

Elite Builder Asia has industry experience dating from 2010 and works across product selection, fabrication, supply and installation. Our team reviews drawings and BQ information before proposing a system. Because our installation team understands how the details perform at site, our recommendations consider buildability rather than only catalogue specifications.

A better tender process starts with better questions

Before appointing a fencing contractor, ask them to identify the scope risks in your drawings. A capable specialist should be able to highlight missing gate details, uncertain footing conditions, level changes, post interfaces and specification conflicts. That conversation is more valuable than a quotation that simply repeats the BQ description.

Elite Builder Asia can review your fence layout, drawings and BQ and return a clear proposal with technical assumptions. Send the available tender documents and required submission date to our team. A prompt, properly qualified quotation helps the QS protect the budget and helps the main contractor deliver the perimeter without avoidable surprises.
